What is your mission?

1. Financial Modeling & Analysis

  • Build and maintain Excel-based financial models to underwrite multifamily acquisitions, developments, and refinancing opportunities.
  • Conduct sensitivity, IRR, and scenario analyses to evaluate investment risks and returns.
  • Support preparation of cash flow projections, valuation summaries, and investor return analyses under supervision of senior U.S. analysts.

2. Market Research & Data Compilation

  • Gather and analyze market-level data including rent comps, new supply pipelines, occupancy rates, and demographic trends.
  • Source and summarize data from CoStar, Yardi Matrix, Zillow, Census, and local economic reports.
  • Create concise market overview summaries and charts for inclusion in investment committee materials.

3. Due Diligence & Transaction Support

  • Review and analyze historical financial statements, rent rolls, and budgets for underwriting accuracy.
  • Coordinate with U.S. team on third-party reports (appraisal, environmental, engineering, lease audit).
  • Organize due diligence documentation, maintaining consistency in file naming and version control.

4. Asset Management Support

  • Assist in monthly and quarterly property performance reporting, compiling KPIs such as rent growth, NOI margin, occupancy, and variance to budget.
  • Support asset managers by tracking renovation progress, leasing velocity, and expense performance.
  • Maintain and update internal portfolio dashboards and tracking sheets.

5. Collaboration & Process Optimization

  • Work closely with the U.S.-based Investments, Asset Management, and Accounting teams to ensure timely deliverables and data accuracy.
  • Proactively identify data inconsistencies or trends that could impact investment assumptions.
  • Contribute to process documentation, workflow automation, and shared drive organization for improved team efficiency.

Who are we looking for?

    • Bachelor’s degree in Finance, Economics, Real Estate, Accounting, or Business Administration.
    • 1–3 years of experience in real estate financial analysis, investment underwriting, or banking.
    • Advanced Excel skills (index-match, lookups, data tables, conditional formatting, scenario analysis, macros preferred).
    • Experience with Power BI, Tableau, or Google Sheets automation is a plus.
    • Strong English communication skills—written and verbal—with the ability to present clear, concise findings.
    • Exceptional attention to detail, reliability, and time management.
    • Knowledge of U.S. real estate concepts (cap rates, IRR, NOI, debt service, pref, promote, etc.) preferred.
